Vision

The street-oriented town homes will have small front yard setbacks with urban private patios screened by low planters. They will also have views to a private courtyard. A modern building form with large south facing windows will add rhythm to the street and will provide a focal point to the intersection on the site’s SE corner.

Several of the homes will be around the corner with views over the ravine towards downtown. These homes can become live-work spaces for owners who want to operate small consulting businesses on the main floor.

Architectural Style

Capital Modern is required.

Front Yard

  • South Front Yard: 3.0m minimum,  4.0m maximum (developer will support a variance if required)
  • East Front Yard: 6.0m maximum
  • North portion of East Front Yard: 7.5m to act as a transition to the single family lot to the north.
  • Slightly elevated porches required on all units, with low planter to provide separate public/private zones.
  • 0.6m landscape strip in front of planters.

Side Yards

  • 0m typical
  • At the west side of the site, the existing tree row is to be retained. No buildings will be permitted west of the tree row.

Massing and Building Height

  • 3rd floor shall be set back a minimum of 1.0m
  • The front elevation shall have a minimum 0.5m articulation on a regular spacing approximately equal to the unit width.

Rear Elevations

  • Rear elevations and side elevations shall be designed to the same level of detail as the front elevations.
  • Elevated decks not permitted.
  • Balconies are permitted on the courtyard side but shall be supported off the building not the ground.

Garages and Driveway

  • Parking shall be below grade
  • Vehicle access shall be opposite the lane across the street and shall be screened.

Maximum House Size

  • up to 2 bedrooms, maximum 1700 square feet
  • 3 bedrooms, maximum 2000 square feet
